How Do I Choose Between Glass Options for My Storefront?

Florida commercial storefront glass selection comes down to four decisions: impact-rated or non-impact, monolithic or laminated, low-E coating, and insulating glass unit (IGU) versus single pane. The right choice depends on the AHJ requirement, building orientation, energy code, and owner-preference for noise and clarity.

Impact-rated vs non-impact

In Florida HVHZ markets (Miami-Dade, Broward), commercial storefront must be impact-rated per FBC 1626. In non-HVHZ Florida, impact-rated is optional but increasingly specified for higher-end projects. Impact-rated laminated glass typically adds $8-15 per square foot to the glass line item but pays back through code compliance, hurricane resilience, and lower insurance premiums.

Monolithic vs laminated

Monolithic (single layer) tempered glass is the lowest cost and works for non-impact, non-overhead applications. Laminated (two layers bonded by PVB or SGP interlayer) is mandatory for impact-rated and recommended for overhead, balcony rail, and security applications. Laminated also dramatically reduces sound transmission and UV penetration.

Low-E coating selection

Solarban 70XL is the Florida commercial default (SHGC 0.27, VLT 0.64, U-factor 0.29 in 1" IGU). Solarban 90 is the high-performance upgrade for harsh-exposure scopes. Solarban 60 is the natural-daylight option for schools and healthcare. Viracon VRE-67 is the alternative coating with slightly higher visible light transmittance.

IGU vs single pane

1-inch insulating glass unit (1/4" + 1/2" air space + 1/4" laminated impact) is the Florida commercial default. Single pane is rarely the right choice on commercial Florida — the Energy Code U-factor requirements typically force IGU. Specialty applications (cold storage, acoustic priority) may require 1-1/4" or 1-1/2" IGU.
