The storefront renovation / retrofit Florida landing covers general renovation marketing. This page is the restaurant-specific conversion checklist: fixed storefront to operable glass wall.
When conversion is worth studying
Owners usually want a larger clear opening, indoor-outdoor dining, or a bar connection to the sidewalk. Those goals are valid. Conversion fails when the existing opening, structure, or HVAC cannot accept an operable system without a redesign nobody budgeted.
Structure and opening geometry
- Measure the existing rough opening and confirm whether mullions can be removed
- Identify whether the lintel / header can accept top-hung reactions or needs redesign
- Check slab edge and sill for multi-slide or folding sill pans
- Confirm adjacent columns, shear walls, and fire separations that cannot move
If top-hung is proposed, route structural inputs early using the checklist approach in the top-hung structural inputs article (proposed companion brief).
Approvals and code path
Permit, product approval, accessibility, and egress conclusions are project- and AHJ-specific [UNCERTAIN]. Process only:
- Confirm whether the operable system has an approval path that matches the site wind and impact criteria
- Confirm egress and occupancy assumptions with the architect when a fixed storefront becomes a large operable opening
- Confirm accessibility intent at the sill before selecting a raised-track system
- Do not fabricate until shops are Approved or Approved as Noted
Operations and seating
- Where do panels stack or pocket relative to host stand, bar, and circulation?
- Who opens and closes the wall during service, and how long does it take?
- How does HVAC behave with the wall open vs closed? (See the HVAC coordination companion brief.)
- Is security / closing hardware compatible with late-night restaurant operations?
Feasibility go/no-go checklist
TEMPLATE ONLY. Go/no-go process. Not a permit opinion.
| Gate | Go? | If no |
|---|---|---|
| Existing opening can accept system geometry | Y / N | Widen / redesign opening |
| Header / sill structure reviewed | Y / N | EOR redesign before buyout |
| Approval path identified | Y / N | Change system or criteria |
| Stack / pocket clears FF&E | Y / N | Relayout seating or system |
| Sill accessibility intent agreed | Y / N | Detail before fab |
| MEP / HVAC open-wall mode planned | Y / N | MEP coordination meeting |
| Budget includes structure + pocket + sill work | Y / N | Do not buy glass alone |
How to ask for the right scope
Send existing elevations / photos, as-built dimensions if available, the proposed operable layout, and one line: material-only or furnish-and-install. Ask for a feasibility review before a hard bid when structure is unknown.

Frequently Asked Questions
Can any storefront become an operable glass wall?
No. Structure, opening geometry, approvals, and operations must clear. Use the checklist; do not assume a product brochure equals a retrofit.
Is this the same as a new-construction operable wall?
No. Retrofits add existing-condition risk: unknown headers, finishes, and MEP. Survey first.
Who decides go/no-go?
Owner and design team, with GC and glazing input on constructability. Code and accessibility conclusions remain project-specific [UNCERTAIN]
What should I send?
Existing conditions, proposed layout, opening schedule intent, and material-only vs furnish-and-install.
