Why the interface fails

Division 08 sets a storefront into an opening prepared by others. If the rough opening, membrane termination, or sill pan condition is incomplete, perimeter sealant becomes a temporary hope instead of a designed transition. Fix the sequence in preconstruction.

Coordination sequence

  1. Identify every storefront-to-wall and storefront-to-roof/canopy interface on the elevations.
  2. Name the Division 07 system at each interface (membrane, metal panel WRB, etc.).
  3. Confirm sill, head, and jamb transition responsibility in writing.
  4. Agree substrate readiness criteria before glazing mobilizes.
  5. Seal and flash in the order required by the approved details, not by who arrived first.

Frequently Asked Questions

Who owns the storefront perimeter sealant joint?

Follow the project details and subcontracts. Many jobs place storefront perimeter sealant with Division 08 when specified, but membrane and sheet-metal transitions often sit with Division 07. Write it down before set.

Why not seal over an incomplete membrane?

Perimeter sealant is not a substitute for the designed waterproofing transition. Incomplete substrates create leak paths that look like "glass leaks."

Does this page provide a universal flashing detail?
