After-the-fact leak diagnosis lives on storefront water-intrusion repair. This page is upstream trade coordination.
Why the interface fails
Division 08 sets a storefront into an opening prepared by others. If the rough opening, membrane termination, or sill pan condition is incomplete, perimeter sealant becomes a temporary hope instead of a designed transition. Fix the sequence in preconstruction.
Coordination sequence
- Identify every storefront-to-wall and storefront-to-roof/canopy interface on the elevations.
- Name the Division 07 system at each interface (membrane, metal panel WRB, etc.).
- Confirm sill, head, and jamb transition responsibility in writing.
- Agree substrate readiness criteria before glazing mobilizes.
- Seal and flash in the order required by the approved details, not by who arrived first.
Interface responsibility checklist
TEMPLATE ONLY. Typical commercial practice. Confirm against drawings and subcontracts. Not a universal flashing detail.
| Interface item | Typical primary owner | Glazing role | Confirm before set |
|---|---|---|---|
| Rough opening dimensions / tolerances | GC / framing | Verify against shop drawings | Opening within agreed tolerance |
| WRB / membrane at opening | Division 07 / GC | Do not penetrate without detail | Membrane ready at jamb/head/sill |
| Sill pan / end dams (if detailed) | Per detail (often Div 07 or Div 08) | Install only if in glazing scope | Who furnishes and who seals end dams |
| Perimeter sealant joint | Often Div 08 at storefront perimeter when specified | Install per approved sealant joint design | Sealant compatibility letters on file |
| Sheet-metal transition / counterflashing | Often Div 07 / sheet metal | Coordinate clearance | Sequence vs storefront set |
| Field water test readiness | Per testing plan | Protect and provide access as scoped | Method named in spec |
Hold points before set
- Opening surveyed and accepted
- Membrane/termination visible and photographed where required
- Sill condition matches the approved detail
- Sealant products approved for the actual substrates
How to ask for coordinated scope
Send elevations, wall sections at storefront, and Division 07 details. Mark who owns sill pans and perimeter sealant. ACG: (772) 486-7711. FL CGC #1531993.
Frequently Asked Questions
Who owns the storefront perimeter sealant joint?
Follow the project details and subcontracts. Many jobs place storefront perimeter sealant with Division 08 when specified, but membrane and sheet-metal transitions often sit with Division 07. Write it down before set.
Why not seal over an incomplete membrane?
Perimeter sealant is not a substitute for the designed waterproofing transition. Incomplete substrates create leak paths that look like "glass leaks."
Does this page provide a universal flashing detail?
No. It is a coordination checklist. Use the architect's approved details and manufacturer instructions.
What should a GC send for interface coordination?
Elevations, wall sections at openings, Division 07 details, and a marked responsibility list for pans, membrane, and sealant.
