Every commercial structure on the island must comply with Florida Building Code 8th Edition design pressures for Exposure Category D — the highest wind-load designation outside HVHZ.
The commercial market on Anna Maria Island is dominated by hospitality, waterfront restaurants, boutique retail, and vacation rental properties. Pine Avenue, Gulf Drive, and Bridge Street form the primary commercial corridors. Every new commercial opening requires Florida Product Approval (FL#), ASTM E1886/E1996 missile impact testing, and DP-rated systems suitable for direct Gulf exposure. Many Anna Maria projects opt for HVHZ-level Miami-Dade NOA products even though the island is not HVHZ — the extra testing rigor is worth it when storm surge is a design factor.
