Common Commercial Glass Installation Mistakes to Avoid

Eight commercial glazing installation mistakes are responsible for most warranty claims, leak callbacks, and schedule slips on Florida commercial projects. Each one is preventable with proper spec discipline at design and field discipline at install. Here is the list, in order of how often we see each.

Mistake 1: Spec drift between bid and install

The bid was on Kawneer Trifab VG 451 with PVDF Kynar finish and Solarban 70XL low-E. The install is YKK AP YES 45 IG with anodize and a different low-E coating. Result: warranty mismatch, performance drift, owner gets less than they bid. Fix: lock the spec at contract, no substitutions without owner approval in writing.

Mistake 2: Weep system blockage

Aluminum storefront weeps drain water from inside the frame. Blocked weeps cause water backup and leaks inward. Common cause: sealant covering the weep, paint over the weep, debris in the weep. Fix: verify weep clearance at substantial completion and during quarterly maintenance.

Mistake 3: Anchor under-design

Anchor capacity calculated for nominal wind load instead of project-specific ASCE 7-22 pressures. Common at the bid-to-buy hand-off where the structural engineer-of-record is not yet sealed. Fix: sealed structural calcs required before contract award; no exceptions.

Mistake 4: Wrong sealant chemistry

Silicone sealant on substrates that require primer. Polyurethane sealant where silicone is specified. Sealant from a different manufacturer than the substrate compatibility letter. Result: adhesion failure inside 2-5 years. Fix: sealant compatibility letter required at submittal; primer where the letter requires; applicator certification on file.

Mistake 5: Skipped field measurement

Glass ordered to drawing dimensions on an out-of-tolerance opening. Glass does not fit. 4-10 week re-order. Schedule slip. Fix: field-verify dimensions before glass order, every time.

Mistake 6: Missing gasket primer

Some gasket-to-glass joints require primer for adhesion. Skipped at install — gasket separates from glass in 12-36 months, water intrusion follows. Fix: gasket spec from manufacturer; primer where required.

Mistake 7: Incomplete punch list

Punch list issued without seal compatibility verification, without weep clearance check, without hardware operation test, without water test. Substantial completion signed off prematurely. Year-1 warranty calls flood in. Fix: ACG punch protocol includes seal verification, weep check, hardware operation, water test where spec requires.

Mistake 8: No O&M documentation

Owner does not receive operations and maintenance documentation at substantial completion. Year 5 sealant inspection skipped, year 7 hardware service skipped, year 10 IGU edge seal inspection skipped. Storefront fails prematurely. Fix: O&M package delivered at substantial completion; quarterly maintenance documented.
